Conventional
LTV: Up to 70%

Rate: Fixed Rates generally ranging from 7.25 to 9.5% depending on credit & size

National platform conventional loans generally have a slightly lower LTV requirement than your local bank as well as a slightly higher rate. The offset is that there are generally no covenants and cash flow coverage only has to be shown in the most recent tax year plus interims.

Term: Up to 25 Years
Rate: Generally Variable, 1.50% to 3.00% over Prime

The SBA 7A loan type is generally considered the most flexible commercial loan type allowing for multiple uses of proceeds in one loan, projections when needed, and some prepay without penalty. While we have listed an LTV of up to 95%, some of our partner lenders may offer under-secured loans that well exceed hard collateral to strong credit profiles.

LTV: up to 95% combined loan to value
Term: "504-A" up to 30 years

Rate: Blended fixed rates generally range from high 6's to high 8's depending on credit

The SBA 504 loan type is generally limited to fixed-asset purchase and refinance. Recent changes in the program allows for limited cashout for projected business expenses within a certain LTV.
